Tips For Selling A Home Quickly

Posted on: 10 January 2019

If you're currently going through a major life transition, you may find yourself needing to list your house for sale and sell it quickly. Although how fast your home sells may be impacted by factors that are out of your control, such as the current housing market and supply and demand in your area, there are things you can do to ensure a smoother, speedier process.

There are several reasons that you may need to put your house on the market right away. Whether you're going through a divorce or marital separation, or are pursuing a new career across the country, unloading your home will most likely be your top priority.

If you don't sell your house before having to relocate,  consider renting it out while keeping it on the market. Although this may not seem like the most ideal situation, it will save you from having to pay a mortgage on two homes at the same time.

The good news is that there are several ways you can make your home more attractive to prospective buyers. Here are a few of them:

1. Keep a Clean House

Although this may seem like simple advice, keeping your house clean and in good condition will make a big impression on viewers. Get rid of all clutter, such as piles of books and old magazines, to keep the home open and breezy. Keep closets and cupboards clean as well, so that potential buyers can access the storage space.

Sweep, mop and vaccum floors on a regular basis, and wipe down countertops and other surfaces before the viewers arrive. Clean out animal cages and litter boxes, as well as the refrigerator and garbage disposal, to make sure your home smells fresh.

2. Elevate the Curb Appeal

The outside of your home is the first thing prospective buyers will see, so keep it well-groomed and attractive. Mow your lawn regularly in spring and summer, and rake leaves or shovel the driveway and walkways in the fall and winter.

Keep bushes and trees neatly trimmed, and consider planting colorful flowers along the sidewalks or in front of the house to greet the viewers. Touch up any peeling or chipping paint on the front porch and railings, and keep all outdoor furniture in good condition.

3. Provide a Flexible Viewing Schedule

Although it may seem inconvenient to have to show your home on a moment's notice, you don't want to miss any selling opportunities when you're pressed for time. Keep a flexible viewing schedule, including weekends and holidays, for the best results.

Keeping your home well-groomed and clean at all times will cut back on last-minute showing stress.
