Are you looking for properties for sale that you can put a trailer on? In rural locations, trailers and manufactured homes provide a lot of value, but there are things you need to consider before purchasing a homestead site. 

Are There Utilities?

Electricity, gas, and other utilities may or may not be run to the lot. If they are run to the lot, they may still need to be directed and connected to the site that you'll build the home on. Internet has also become increasingly important, and there are many properties for sale that may not have internet service readily available. Running an internet service connection can cost tens of thousands of dollars which should be factored into your home site. 

Is There Already a Homestead Site?

Having a homestead site already placed is going to be far more convenient than establishing one on your own. If there's already a homestead site on the land, you know that the land is appropriately zoned and that some of the pre-planning has been done to establish the correct location for a house. These locations have usually already been cleared off and sometimes basic utilities have been installed up to them.

Are There Any Easements?

An easement is a passage allowed through a property. If the property you're looking at is surrounded by other properties, you'll need an easement through one of those other properties to access your land. If your property is on the road, it's possible there are easements through your property for other properties. Either way, you'll want to know about this in advance to avoid any issues later on. Easements are usually a required part of a purchase, but you can negotiate the purchase price based on restrictive easements.

When Was the Last Survey Completed?

More than other properties, rural properties often have incorrect surveys. Over time, neighbors may also lose track of where their property ends and the next property begins. Before you make a purchase of a trailer lot site, you should consider getting a professional survey done. Otherwise, you could be purchasing less land than you actually think you are, or you could end up in disagreements with neighboring owners regarding which land you actually own.
